We hope you and your families are doing well during this difficult time and staying healthy. The office of Victoria Royal Vacations is closed commencing March 15 through June 1, 2020.

We will re-open on June 1,2020 and will be contacting all our guests who have cancelled reservations or have unresolved billing issues starting with reservations dated March 15, 2020

With the summer coming up and travel slowly restored within Canada, we would like to assure our guests that we have taken precautionary measures, in accordance with government protocols on health and safety regarding COVID-19. All suites will be thoroughly cleaned and sanitized with sufficient time between guest use.

We ask that upon your arrival in our buildings you keep the social and physical distancing in accordance with the Canadian Government Health regulations guidelines for safe travel during COVID-19. Be advised amenities can be closed down or limited due to potential health & safety risks, and repair/maintenance, at strata’s, management’s, and/or owner’s discretion without our immediate knowledge. 

Victoria Royal Vacations is a local rental agency providing premier accommodations on behalf of the owners.  Our accommodations are high-end and all-inclusive, and include high-speed internet, cable, home phone, and secured parking upon request. Most of our properties are located in the heart of Downtown Victoria in beautiful British Columbia, and are within 3-4 blocks away from the inner harbour. They are centrally located within 10 minutes walking distance to all amenities, including: restaurants, grocery shops, pharmacies, pubs, cafés, theatres, and other leisure and entertainment venues.  Our properties are perfect for short-term and monthly rentals, including: vacation rentals, corporate rentals, holiday rentals, and rentals for relocation purposes. They are fully equipped with in-suite washers and dryers, modern full-size kitchens, contemporary furnishings, sumptuous master bedrooms, and everything needed to make you feel at home, away from home! Victoria Royal Vacations agents are professional and strive to provide excellence in customer service delivery while catering to the individual needs of the guest.

Negative experience: Like many others, we've had the unfortunate experience of dealing with Victoria Royal Vacations and their unethical practices. We recently moved to Victoria and stayed at the Juliet for two months while looking to buy a house. When we first moved in, the apartment was not cleaned to our standards but we decided to not make a fuss and let it go. We didn't have many issues while staying there, aside from Radie trying to bring in people to show the apartment. After we moved out, we did the walk through with Radie and everything was fine. Shortly after, my husband contacted Radie about getting our deposits back ($1500 damage and $1500 pet), and that's when the trouble began. Radie started by saying our dog had urinated on the rug (literally never happened, she hasn't peed inside in over 8 years) and that there was white fur everywhere. When I told Radie that we have a black dog and that it was impossible that we left white fur there, she wouldn't back down and tried to accuse me of bringing a white dog into the apartment (again, never happened). When I asked Radie if any black fur was found, she said no, which only confirmed to me that she was trying to get us to pay a higher cleaning fee for this supposed white fur and urine. Over the next month, I tried contacting Radie multiple times, only to be avoided. She curiously would pick up when I phoned from a different number, but wouldn't pick up when I called from the my own personal number. At one point, I called her from my aunt's number and told her that we had to figure this out and we'd like our money back that day, only for her to hang up on me. Over a month later, and after many phone calls and text messages, Radie finally returned $2000 from the $3000 deposit we sent her. She assured me that I would be getting a receipt later that day, and unsurprisingly, the receipt never came. I texted Radie outlining that we needed a receipt to prove that cleaning cost nearly $1000 and her response was that I yelled at her (never yelled once) and that she wasn't going to talk to me anymore. Since then, she hasn't responded to any texts, nor has she provided any receipt. From this, the only possibly conclusion that I can make is that she is trying to steal money from us. I have been in contact with lawyers and will be moving forward in a legal setting. Shame on you, Victoria Royal Vacations, and shame on you Radie for your unethical and unscrupulous "business" practices.

Negative experience: I'm writing this review to share my disappointing experience with Victoria Royal Vacations, particularly with the owner/host, Radie. I rented a unit from June 1st to August 31st, paying $2,350 per month plus a 3% fee on top of that for each month. All three months' rent and the damage deposit were taken upfront in May. Upon arrival, I was shocked by the condition of the unit. Despite the fact that I had paid a move-out cleaning fee as part of the rental agreement, the unit was not cleaned after the previous tenants. The kitchen had food stains, the bathroom was unsanitary with hair in the commode, and the bedroom had a terrible odor. The bedding was yellowish, sweat-stained, and appeared unwashed. I had to wash all the bedding myself before I could even sleep. Throughout my stay, Radie continuously arranged for viewings of the unit, violating my privacy. Initially, she provided 24-hour notice, but this quickly changed to as little as 2 hours. She repeatedly claimed she had sent notices, which I never received. I had rented the unit with the expectation of having my own space and privacy, but this was not respected. Additionally, I experienced two incidents where dogs on the property attacked me, but Radie did nothing to address the issue. She never once checked in to ensure my stay was comfortable after receiving full payment. The worst part came during my move-out inspection on August 31st. Despite having already paid a $220 move-out cleaning fee, Radie tried to charge me additional cleaning fees, claiming the unit was not cleaned to her high standards. She essentially wanted me to clean the place entirely before I left so she wouldn’t have to hire anyone, which was clearly not part of the agreement. It's now been over 23 days since I moved out, and I have yet to receive my damage deposit back. Despite having an inspection report signed by her, showing no significant issues, Radie has been unresponsive, and I've had to involve my bank to get her to even acknowledge the issue. She claims the deposit is "still processing," but this is clearly a delay tactic. Bank also mentioned she said there is some damages , while her signed movedout inspection report doesnt say so.m I am sharing my experience to warn others about this business and its practices. In addition to my personal experience, I’ve also noticed that this business illegally rents condos for short-term stays of less than three months, which is against local regulations. I will be posting this review anywhere and everywhere I can to ensure others are aware of the issues with this business. It’s extremely frustrating to see a business operate like this, prioritizing money over customer service and fairness. I hope this review helps others make informed decisions and avoid similar issues.

Negative experience: This is a terrible place to book your vacation, rent or anything else. The host is extremely rude, you will not get what you are seeing in pictures, dirty bedding , and smelly places . Would not recommend this at all

Negative experience: WARNING: Radoslava (Radie) Stoycheva runs Victoria Royal Vacations and also Holistic Victoria Wellness Centre. Be aware of the contract you sign regarding security deposit. Make sure you use a BC standard lease agreement, and if you don't, and use the agreement prepared by Radie, make sure there is a return date of the security deposit and her legal business address. She has not paid our deposit back from April 30th after promising to return by May 3rd. Now it's just excuses and stopped responding. I have filed application through BC tenants act so she will likely have to pay double the deposit and filing fee. We were great tenants and have proof of her acknowledging this. UPDATE: I ended up going through the Dispute Resolution Services, Residential Tenancy Branch, Ministry of Housing, and won a monetary order, now filed with small claims BC. Radie has ignored the monetary award and has still not paid me. My tenancy ended April 30, 2024, and the monetary award demand letter was sent to Radie on October 4 2024.

Negative experience: Lived here for one month. Very unprofessional management and I'm still not getting my deposit ($2700) back . I regret booking this place. I'm still contacting the contact person (Radie) to get back my deposit. I guess I have to contact through RTB to get the double deposit later. First of all, for move-in inspection, they provided a pre-filled report saying all in good condition and asked me to sign. However the place is old and not very clean, I have to ask them modify the report then sign. Then during the stay, I was asked multiple times to show this apartment to strangers because they put this property on sale. For one time, it's a short notice and not 24 hour in advance, which violating the BC RESIDENTIAL TENANCY ACT. After moving out, the more serious problem starts to show: it's super hard to get deposit back. All emails are not replied. The contact person Radie never answer the phone, only text saying "next week/we are too busy/I have meeting entire day, etc". They keep using busy as an excuse to not returning the deposit. The contract move out date was March.31 and now it's May.17, I'm still didn't get my deposit back. Read other reviews you will find similar issues.

Negative experience: This company engages in questionable and unprofessional behaviour. I booked a 2-bedroom condo for 4 adults at The Falls through Expedia. It was fully paid and non-refundable at the time of booking. I was charged more than was quoted on Expedia. The company refused to answer that question. The condo we were offered was in a different location. It was a 1-bedroom with an air mattress in the living room. Dried cereal on the floor, stains on the bedroom carpet, a very wrinkled duvet. Sub-par at best. They claimed they had trouble with my credit card and that I only booked for 2 guests despite the proof of the confirmation I received. While they might have some nice rooms, you might not get what you booked and paid for. My advice: look elsewhere.

Negative experience: We used the company to act as an agent to use our unit to rent it for us. Unfortunately despite many requests, we are owed three months of rent for January February and March 2024 and the company has refused to provide the monies. Based on our recent experience, we would not use this company.

Negative experience: There should be a no star rating. I rarely record negative experiences but this one has been the WORST. Repeatedly told things would get done with no follow up. Slipped and fell, shoveling snow in the driveway (I'm 72) because no one from the company did it. There's a big difference in saying you'll do something and really doing it. Very poor decisions about client placement - doesn't listen or care about client's needs and tries to falsely claim credit for others'work. Would highly recommend using another company- an overall extremely negative experience.

Fantastic experience: The place was clean and well taken care of. There is a binder that has all the information needed and restaurants' recommendations also. The location is so walkable to new parks rental car area and even to busses. Beacon Park is about 5 minute walk. The apartment is inwards so no street loud street noise. Everything is from the key fob and parking is easy to understand and access. The only thing which was not a huge concern was the tv did not have a chrome cast to stream. Yet, I'm a software engineer and always had my laptop with me. I know this might seem weird but the place has a soaker tub and a rain shower head. That was so surprising. With the added dishwasher. The bus stop is just down the street from the building so direct bus connection. I did not accept such a place and access for the price it was at. Will be back again.

Fantastic experience: This outstanding, modern, luxury apartment was truly a delightful experience! The apartment featured high-end furnishings, quality appliances, a well-equipped kitchen and comfortable beds! The location was superb! We were able to park our car in the secured underground parking lot and walk everywhere to a variety of restaurants and attractions. Our host, Radie, was very responsive and helpful! I highly recommend this rental to even the most discerning guests.

Negative experience: Avoid at all costs. They emailed to inform me there was a ‘problem with payment’ and immediately (1 minute later) cancelled the booking on me, before I could contact them to address the ‘issue’. When I did get a hold of them later that day, they said the dates were now unavailable. My guess? They double booked, perhaps on different platforms (I booked through Expedia) and they were able to get a better price or pay a lower cut to the booking site on the other booking, and used the ‘payment issue’ as a plausible excuse. Now I need to cancel the trip altogether or find a last-minute (expensive) replacement.

Fantastic experience: I recently chose Victoria Royal Vacations for a 3-month furnished condo rental and I am very satisfied with my experience. The “Peninsula” suite where I stayed had recently been renovated and was very well-appointed, having everything I needed to simply walk in and make it my home. Monthly cleaning was provided around my schedule and staff showed up on-time and did a great job. I am similarly impressed with Radie’s responsiveness and genuine concern for my stay; I never waited long for a call back and the few minor issues that arose were attended to in a timely manner. Return of my damage deposit following check-out was only seven business days, which was faster than I would have expected. I feel that I received good value and great service for the price and I would definitely recommend Victoria Royal Vacations to anyone requiring a vacation rental in Victoria.

Fantastic experience: I have really enjoyed staying with Victoria Royal Vacations. The rooms are spatial with floor to ceiling windows have all the amenities I need when travelling for work or pleasure. I also love being able to go to the roof and enjoy the rooftop space and bbq. Radie is so awesome to deal with and so are the rest of the staff.

Negative experience: Avoid this rental company like the plague. Property manager was unresponsive when I was days away from my travel, sent me wrong check-in information, and realized I had a service animal and was doing my 14 day isolation AFTER confirming my reservation and charging my card. I had flagged my situation right off the bat in an email to ensure all was OK with property management before they accepted the reservation, as they had a no cancellation policy. The email wasn't read and my reservation was confirmed. Once determining that her condo was not a suitable fit for me (again, after taking my money, over $2,000) she refused to refund me, told me the building was full of cameras and threatened to call authorities if I was caught going in and out of the building to relieve my dog. Huh?? This entire experience has been a complete and utter nightmare and has added a ton of stress to an already stressful trip. I luckily found an alternative place on Airbnb with the loveliest homeowners. I've filed a formal complaint against Royal Victoria Vacations with VRBO and am continuing to fight for my refund.

Fantastic experience: Stayed at the Juliet from October 18 to April 19 and enjoyed my stay immensely. The suite was pristine, the location top-notch (right downtown - had a car, but walked everywhere) and the service from Radie and Vyara excellent! I have NEVER met two more service-oriented people in my life - they bend over backwards to make sure that everything is right and that your stay is 100% enjoyable. They were just both so accommodating and any issues (mine were small: burnt out light bulb, non-working kettle) were dealt with immediately (even though I said "no rush!") I loved the Juliet and am looking forward to going back! I recommend Victoria Royal Vacations, and their beautiful properties and wonderful crew greatly!

Fantastic experience: We booked with Victoria Vacation Rentals, Juliette suite 1103 for a short term rental (3 months). It was so nice to have a fully equipped condo, with all the convinces as home. I especially enjoyed lounging on the rooftop patio while my partner BBQ'd. The building and condo are both so clean, secure, and the staff we very friendly. Aside from being in a great location, we also got to wake up to an amazing view every morning! I would highly recommend them!

Fantastic experience: I was very pleased with my stay at the Juliet Building. It is centrally located in downtown Victoria with everything you could imagine within walking distance. The VRV team went above and beyond to ensure I had everything I needed for a comfortable visit. The apartment had a great view of the city. I enjoy cooking and the kitchen was very well equipped. The suite was extremely clean and nicely decorated. The building is quite secure, needing a fob to access the garage as well as your floor. I took full advantage of the rooftop patio that had two pro-grade bbq's. What stood out for me was how responsive and attentive the management team was in answering my questions. I look forward to staying here again next time I need a suite in Victoria.

Fantastic experience: We we debating whether to stay at the Marriott or rent from airbnb. We opted for the latter. The stay was short, but well worth it. The suite at Juliet has all of the basics that you will need from an in-room washer/dryer to full kitchen to a roof top barbeque. The bed is even super comfy. There are coffee shops all around it as well in case you want a quick bite. We found a market a few blocks away as well and you are close enough to the main section of downtown to walk around the city. I would definitely stay here again if I was in the city.

Fantastic experience: Victoria is a wonderful city to discover on your own and with this apartment provided by the Juliet, you'll really feel like you live in the city. There's no front desk, and seriously no need to have one, there's plenty of people to contact for absolutely anything. Very king and comprehensive people, they'll take care of everything for you, and the room is fantastic. Very comfy bed, kitchen, living room, there is absolutely everything you'll need! Fantastic experience: Great apartment on an excellent location, very close to downtown so you can walk wherever you need to go. The apartment itself is spacious and very clean. The two bedrooms and two bathrooms are ideal for two couples.

Fantastic experience: We stayed at the Pandora 456 for 2 weeks and our experience was amazing! The apartment has a nice view with an incredible rooftop that has a BBQ area. The apartment was really clean and nicely furnished. The building has been recently renovated and it’s located right in Chinatown, so lots of shops and good restaurants nearby. We were provided with all necessary amenities and toiletries, as well as coffee and tea in the countertop, plus some basic cooking products. The apartment was exactly as it looked in the photos and we really enjoyed our stay. Although it’s in Chinatown, inside the building was really quiet so we slept really well! Even before our arrival they provided us with lots of advice, and upon check in, our agent was really nice and gave us lots of tips and provided support during the length of our stay. I really recommend Victoria Royal Vacations. The price you pay is worth it!
